National and Alexandria VA Homes for Sale – Economists Predict Housing Shortage

As a real estate agent for Alexandria VA homes for sale, part of my job is keeping up with current real estate news. Most of the time, I’m largely unsurprised by the news that comes across my desk, but this little tidbit blew me away.

For two years now, we’ve seen mass foreclosures, people walking away from their underwater mortgages and warnings that there’s more to come. Foreclosure numbers reached all time highs, housing prices have reached all time lows and half the country is unemployed. It’s enough to make a homeowner with one of the Alexandria VA homes for sale have a mental breakdown.

However, in February, the news went out, flooring most in the real estate industry: severe shortage of property predicted by the middle of 2011. This may sound unbelievable.  (It was a hard one for me to swallow.)  But, the construction industry has also been hard hit by the economic downturn, which means that fewer homes are being built. Combine fewer homes being built with population expansion and suddenly there’s a housing shortage.

Good News for Homeowners
In a recession, people have a tendency to live together because it’s cheaper. College students continue to live with their parents, divorce rates go down and more people share homes. However, we currently have over 300 million people living in the U.S. and we’re down to less than seven months’ inventory.

This is great news for homeowners trying to sell their homes – or even homeowners who just need more equity – although the repercussions may take awhile to spread.

In several high population areas and college towns, the demand for housing is on the rise. As we’ve talked about before, this brings in the age-old laws of supply and demand. The lower the supply and the higher the demand, the higher prices rise. The more value a home has in price, the higher the equity.

So, for those who have a Alexandria VA home for sale, take heart! A housing shortage may be hard to believe right now, but, if what the economists say is true, it’s on its way. Stay on your toes, make sure all your ducks are in a row and prepare for the rush on home sales.

Before Painting Your Alexandria VA Home For Sale

Nothing makes a Alexandria VA home for sale look better than a new coat of paint.  Many people are intimidated by the thought of painting the exterior of their home, and hire someone else to do it.  But, you can do it yourself, with these easy steps:
 
Getting Your House Ready to Paint
The first thing that you’ll need to do is inspect the house.  Look at all the walls, under the eaves and around the doorframe and windows.  Check for peeling paint, mildew and rough surfaces.

You’ll need to gather a few tools before getting to the repairs and putting your Alexandria VA home up for sale:

  • Power-washer
  • 2-3” inch putty knife
  • 2-3” inch pull scraper
  • Wire brush
  • Sander
  • Chlorine bleach

Preparing the Surface
Power-wash the walls so you’ll have a clean surface.  You don’t need to use detergents; plain ol’ water works the best.

The putty knife and the wire brush remove problems where paint has peeled, blistered or wrinkled.  Avoid gouging the surface by holding the putty knife perpendicular to the wall and using moderate force. 

The pull scraper is for areas that won’t easily come clean.  It’s used the same way as the putty knife, but it has a sharp blade attached that quickly gets through old paint.  The walls will need to be sanded smooth after you finish this step.

For small spots, a piece of sandpaper wrapped around a sanding block works just fine.  An electric sander is best for large areas; it’ll save you time and energy.

Removing Mildew
Mildew is a dark patch of fungus, like a dirty spot, often found on a damp, shady spot in your house.  If you aren’t sure it’s mildew, put a few drops of chlorine bleach on it.  If the spot fades away, you know you have a mildew problem.

Mildew shows through new paint, so you’ll need to get rid of it before you start painting.  A simple mix of chlorine bleach will kill it quickly.

All you have to do now is pick out a paint color and wait for the right weather to paint.  Soon you’ll be ready to put up your Alexandria VA home for sale.

Is This a Legally Binding Fairfax County Virginia Real Estate Contract?

Modern technology is a wonderful thing, creating easy “connectivity” between people all over the nation.  But it’s also causing problems in many areas, and buying Fairfax County Virginia real estate is one of them.

Here’s the problem: Many people selling their Fairfax County Virginia real estate may live in another city or state. In this case, negotiations may be conducted over the phone, through email, via Yahoo conversations – some even use Twitter for real estate deals and information.

At the same time, this also means that legal documents may be passed through email, uploaded to a website for easy viewing or through any number of other online methods. PDF documents, for instance, have become a very popular way to pass on legal forms because they’re easy to fill out, don’t have to printed, etc.

As the buyer, you can’t afford to take the seller’s word that they’ve accepted your position – especially through email. For instance, a buyer recently had a home sale fall through. The seller accepted the terms through email, told the buyer that the seller had signed the contract and sent it on to the agent. Somehow, even though the buyer was positive the contract had been agreed upon, the house was sold to another buyer.

Although laws change from state to state, it’s always best to have the contract in printed form, with an actual signature – in ink. Without the actual contract, all you have is an email. Although emails can be legally binding, they don’t hold a candle to having the printed and signed contract in hand.

Here are a few tips to make sure your housing purchase goes off without a hitch:

  • Meet in person – This may be a difficult prospect, especially if the seller lives out of state. However, if you can’t meet them in person, their agent should at least be local. Meeting with the home seller’s legal representative (i.e. Real estate agent) is the next best thing.
  • Get it in writing, and get it in print – Who wants to wait for the post office to deliver a paper contract when you can get it from an email? Well… you do. Yes, it might slow the process of buying a house and closing the deal, but so will having the seller back out.
  • Verify the important points – Make sure you and the seller really do agree on the terms of the contract before you put your signature on it. You, or preferably your buyer’s agent, should go over the contract with the seller’s agent who should go over it with the seller.

It’s a great time to buy Fairfax County Virginia real estate, but don’t let technology lose you the contract. Cross your t’s and dot your i’s – on paper!

Buying one of the Fairfax County VA homes for sale can be a challenging process. Along the way you will experience a wide range of emotions. No matter how strongly you feel that you are alone, rest assured that most buyers feel the same way. Here’s a peek at what you can expect when…

  • Looking for homes. Creating a wish list for a house that fits within your budget can cause the initial signs of stress. Once that list is created, a new panic may settle in as you wonder if you will find the right Fairfax County VA home for sale that is within that budget. Expect this panic to increase as you look at more homes.
  • Presenting an offer. No one wants to be rejected, even if it’s about property.   • Closing. Once the papers are signed and the check has been turned over to the title company, a sense of finality takes over. You know that there is no turning back at this point and may still wonder if you made the right decision. Again this is perfectly normal and happens to almost everyone.

Buyer Beware: Worldwide, National, Fairfax County Virginia Real Estate Scams

Whether you’re looking at Fairfax County Virginia real estate, homes across the nation or homes abroad, there’s always the possibility of getting caught in a scam.

Many potential homebuyers and renters choose to go it alone and find the home of their dreams without professional help. While this method of house hunting works for some it definitely doesn’t work for all, and the consequences often far outweigh the benefits. Yes, the same can apply for home sellers as well!

Real Estate Scams
Here are a few real estate scams to watch out for:

  • Down Payment Assistance Programs are wonderful gifts for potential buyers of Fairfax County Virginia real estate.  However, there are certain rules that have to be followed for this down payment gift to be legal. For instance, as a gift, the homebuyer doesn’t have to pay it back. Some unscrupulous companies offer Down Payment Assistance Programs but expect the money back. This isn’t a gift; it’s a loan, and illegal if the program is listed as “down payment assistance.”
  • Property flipping scams happen when a con artist buys a home and sells it as an investment opportunity with zero down payment, no closing costs, low interest rate, etc. Although it sounds like a great deal, it becomes a scam when the house is severely overpriced and the buyer pays way more than the house is worth.
  • Craigslist is an excellent resource for those wanting to buy or sell something. However, it is also a great source for con artists, who have turned their eyes to the real estate market. The scammers take information from legitimate listings on other websites (such as REALTOR® websites) and post it as their own on Craigslist. They often mention that they had to move for some reason, but can still rent/sell the home. All the buyers or renters have to do is send them their personal information and the first month’s rent or down payment.

It’s easy to get caught up in the excitement of buying Fairfax County Virginia real estate and forget to protect yourself. Be cautious when looking for homes or selling them. Always check references and backgrounds. As well, if the home seller is in another country or another state, ask them if they’d be willing to use a local real estate agent.  Then be sure to verify the agent’s credentials.

The national real estate market, state markets and city markets all seemed to be wrapped up in a nifty bundle that effect whether your Alexandria VA home for sale will have a buyer. With the news reports over the last two years about the pop of the housing bubble, homeowners everywhere essentially lost their minds.

6 Tips to Reduce Stress While Selling Your Fairfax County Virginia Real Estate

1. Remind yourself that this is temporary. This will pass. You will eventually find a buyer. You will have a contract. You will close the deal. Everything else is just part of the process and will eventually be a memory.

2. Use lists. Lists help you keep track of what you need to do and what you’ve already accomplished. You can’t forget something if you write it down.

St. Patrick’s Day – Open House and Alexandria VA Homes for Sale

St. Patrick’s Day is coming up and, as you know, it’s the perfect time for a whole bunch of tomfoolery. What you may not know is that it’s the perfect time to give an open house for Alexandria VA homes for sale.  However, if you’re going to do it, it needs to be done right – and the best time to get started is now.

Themed Open Houses
Okay, we (as in real estate agents) often say, “Don’t get your personality all over the house you’re selling” and we mean it. That’s not to say that you can’t have a little bit o’ fun with a themed open house party, though. Here are a few tips to get you started on the right path for getting your Alexandria VA home for sale sold:

1. Keep your St. Patrick’s Day decorations minimal, but the atmosphere fun. In other words, pick decorations that are bland, but still lighten the mood of the home.

Taking Advantage of Foreclosures in Fairfax County VA

Many potential homeowners are starting to look towards foreclosures in Fairfax County VA as a way to get the home of their dreams without spending their life savings. What they may not realize is that the sheer amount of foreclosed properties can be daunting. Some are so completely overwhelmed by the choices that they give up and walk away.

REO foreclosures also have auctions, but the bidding process is closed and blind – no haggling allowed. You look over the available properties and come up with an offer to buy the home directly from the bank, rather than competing with other buyers in a public sale.

The good thing with REO foreclosures is that you can also set up the financing and mortgaging options through the same bank. Often, this gives the bank encouragement to give you a better price for the home.
